The Rise Of Surban Housing And What It Means For Home Buyers

When looking for a home, the new term, "Surban," is one you should know. Surban is a combination of urban and suburban features in a housing development or neighborhood. Is the surban trend just a passing phase or is it here to stay? The millennials currently buying homes will determine that, but plenty of home buyers and real estate developers are currently investing in expanding these nooks. Here are some things surban properties feature: 

Public Transportation 

Surban properties usually offer an easy, direct way to get to the nearest urban center. This may be through public transportation or a private shuttle that caters to the surban community. Unlike suburban park and ride options, surban neighborhoods have transportation options within walking distance of most homes,  making it easy to leave your car at home and get to work or out on the town with affordable, convenient options. 

Extended Business Hours and a Night Life

Unlike suburban communities, most surban communities follow the "18 hour day." While things may not be open 24-hours a day, they are usually open well into the evening. Surban communities also have a few night-life options in the community, that are easy to walk to from your home. This makes surban areas a good option for young professionals who may not have kids and want an active night life. 

Larger Than Most Urban Properties

Since surban communities are outside of the city center, they have more room for building bigger properties. This means you are more likely to find both apartments and houses with greater floor area than you would in an urban center. 

More Affordable Than Urban Properties

At the same time, these larger properties will offer a better price point than their urban counterparts. While they may not be as affordable as suburban properties, they will be within reach of many millennials who are currently shopping for their first home. 

Easy Access to Green Spaces

Surban houses usually feature smaller yards. However, there are often larger parks easily accessible and near to each surban neighborhood. This gives residents a place to relax and meet with other community members without the suburban stress of maintaining a large yard. 

If you need quick, easy access to the city for work or educational opportunities, but want the space and affordability offered by a suburban life, you should consider living in a surban neighborhood. Talk with your realtor about up and coming surban neighborhoods in your city to find the ideal property for your lifestyle.
