Why You Shouldn't Sell Your Home By Owner

Posted on: 9 February 2018

In this day and age, many think that selling your home yourself is a good idea. Sure, you can get the word out by using social media, but simply saying your house is for sale isn't the difficult part. Showing your home, taking care of paperwork, negotiating with potential buyers, and handling the closing are the more difficult things you should leave to a professional Realtor. See below for reasons you should not handle the sale of your home yourself.

Hosting An Open House

Hosting your own open house may be troublesome as the homeowner. You'll be experiencing a potential buyer's first look at your home, which means you'll hear things about your home that you may not necessarily be prepared to hear, or see looks from potential buyers that could be offensive. A Realtor is a third party without any emotional ties to the house, and therefore can take in the comments and looks.

Realtors are also used to hosting open houses, so they know what to expect and how to answer questions that you may not necessarily know how to answer.

Negotiating Price

Price negotiations can be a pain, and a Realtor makes a great third party so you don't have to deal with too much of the stress with these negotiations. Sure, you're involved in the negotiations, but you don't have to be directly in the middle of them. That's what a Realtor is there for. They can also quickly turn down any offers that are absurdly under what you are asking for your home, which means fewer things for you to deal with on your own.

Researching Selling Prices

A Realtor can research homes in your area that have recently sold to see what price you should list your home at. Listing without research may result in either selling your home under price or over price. Either way it isn't going to end well for you. Allow a Realtor to do the research for you so you list your home for a reasonable price.

Coordinating Closing

The closing of your home is another difficult part of selling your home. A Realtor can coordinate the closing with the buyer, lender, and title company. These are things you may not be familiar with doing, so it's best to leave it to a professional.

Selling your home yourself may seem like a great idea, but it will be more work for you and could result in you losing money on your home or your home being on the market for quite a bit longer than necessary. Hire a Realtor to sell your home for you.
