Moving south can be quite the experience. The climate is warmer than up north, you have to worry a lot more about hurricanes, and the culture is remarkably different from that in the northern states. When you're looking for a family home in the south, there are a few things you must look for in particular. 

1. Evidence of Cockroaches

Cockroaches are a big problem in the south, thanks to the warmer weather and high moisture levels. If a home becomes infested with roaches, getting rid of them can be a huge, ongoing, costly battle. So, when you are looking at homes to buy, make sure you keep your eyes wide open for signs of cockroaches. Not only should you look for the bugs themselves, but take note if you see roach feces, which look like coffee grounds in the cupboards. If you smell a musty odor that you can't quite place, this may be due to roaches, too. Try to visit the home in the evening and open cabinet doors. This is when roaches are most active.

2. A Strong Roof

A good roof is important on any home, but even more so in the south where hurricane-force winds are a common occurrence. If a shingle roof is more than 10 years old, you will definitely want to look it over very closely for any signs of loose shingles or leaks. If the home has a metal or tile roof, this is much better than a shingle roof since metal and tile are known to be more resistant to wind damage.

3. Well-Sealed Windows

Windows that rattle in the sashes are more than an an energy burden in the south. They are dangerous, as the wind can rattle the window to the point of breaking. If a home has windows that are so aged and decayed that they are loose, either work with the homeowner to have them replaced before you move in, or walk away from the sale.

4. A Good Air Conditioner

If the air conditioning fails up north, you're just a bit warm for a few days until you have it fixed. In the south, a day without air conditioning can be hot in a life-threatening way, especially for older adults. Make sure the home you buy has a functional AC unit, and that the AC has been maintained properly over the years. Ask to see records of professional cleaning and maintenance.
