When selling a single-family home, many sellers go to considerable lengths to make the interior of the dwelling appear as large as possible. Plenty of natural and artificial light, strategically placed mirrors, and light wall paint can all help to make a home's interior feel spacious. While this goal is important, you should also think about making your yard look as spacious as possible. Even if your yard is small, you can still make it look roomier than other yards of houses for sale, including those that are slightly larger. Here are three tactics that you should make a point of employing.
Trim Along The Fences
Many sellers make the mistake of cutting their lawn, but failing to trim the weeds and tall grass along the fences on the perimeter of their property. This vegetation might not seem like a major issue, but it can indeed give your yard a cramped feeling to a slight degree. For example, if your yard is 20 feet wide from fence to fence, and there are even just six inches of grass and weeds growing up against the fence on each side, this can combine to make your yard feel roughly a foot narrower than it actually is.
Remove Anything In The Way
Before you begin to have people visit your home, stand in your yard and look for any objects that may make the space feel cluttered. A children's wading pool or sandbox, for example, are things that may have a high degree of functionality for your family, but can take up several square feet of space in the yard. Similarly, things such as planters, outdoor furniture, and other similar elements can all result in making your yard feel a little smaller than it actually is.
Cut Low-Hanging Branches
When a prospective buyer is assessing the size of your yard, he or she isn't just looking at its depth and width. Instinctively, buyers will also notice whether the yard feels camped vertically. A big cause of this issue is a tree with low-hanging branches. While the tree can provide lots of value, branches that hang too low can give people the feeling that there's less space in the yard than there actually is. This can especially be true if the branches are thick with leaves. A few minutes of selective trimming, however, can eliminate this problem and help to give your yard a roomy, welcoming feel.
