This helps to ensure that, when you do actively start shopping, you have enough money for the down payment as well as a better understanding of what to expect in regard to features. For instance, large yards or garages simply might not be a thing in your area, even though they might be common in other areas of the country. 

Make a realistic budget: You've probably found calculators online that state that if you make a certain amount of money per year, you can afford single-family homes that cost a certain amount of money. While this is nominally true, it doesn't tell you the whole story. If utilities are higher in your area, you might not be able to afford the same size of home that you could if utility prices are low. It might also make sense to save for a less expensive home now and trade up to a larger one in the future rather than getting the most home you can afford right away.

If you're not preapproved when you make an offer on any single-family home, the process of getting approved can take so long that the home you wanted is purchased by somebody else. The sooner you can get preapproved for a loan, the easier it will be for you to make an offer on the home of your dreams.
