The internet has changed the way people do everything, and house hunting is no exception. Years ago, people would shop for homes by driving around the neighborhood with their real estate agent. Now, people search for homes while wearing their pajamas and browsing the Internet. This gives you so much more freedom and independence, but there are still some important rules to follow when it comes to searching for homes on the internet.

1. Keep your agent in the loop

While it's entirely possible — and even advised — to look for homes you might be interested in on the internet without your real estate agent present, you really need to keep them in the loop. They should be with you when you actually go to look at a home, and they should be the one to negotiate when you're ready to make an offer. So, when you do find a home you like on the internet, your first action should be to email or text your real estate agent about it. They'll guide the house viewing (and maybe the house buying) experience from there.

2. Set search parameters from the get-go

Don't just look at every home that is for sale in the area where you hope to buy. This is a good way to get suckered into buying a home that costs more than you really want to spend. Plus, in such a variety of homes, it is far too easy to overlook ones that really could or do meet your needs. Set your search parameters from the get-go. This should include your budget, the number of bedrooms you need, the acreage you want, and the age of the home you're willing to buy. With these parameters set, every home you see pop up will be at least somewhat in line with what you want and need.

3. Pay more attention to pictures than to text

Remember that the text of real estate listings is written in a way that is meant to draw you in. Of course, any limitations that the home may have won't be mentioned, and the home's strong points tend to be over-emphasized. To get a more realistic idea of what a home has to offer, focus on the pictures. You may spot something that really turns you off or even something that really draws you in. By paying more attention to the photos, you'll avoid actually going to see homes that don't line up with your needs.
