Work with your realtor to find out how much you qualify for with your income and credit, then formulate a household budget to see what you can realistically afford while you still save up for emergency funds, vacation funds, home repairs, and retirement. It is important that you don't forgo paying yourself when your home mortgage payment is one of the more important monthly expenses you will have.

Evaluate Home Condition 

The home you buy will come to you in the type of condition that you are willing to work with. If, for example, you want a home that is move-in ready and everything in good working order, you can use your realtor to help you find a home that provides this for the price you pay. Or, if you are on a limited budget and move-in ready homes are too expensive, you can opt to search for a home that needs a little work, or a lot of work and rehab that you plan to complete over the next period of time.

No matter the home's condition, make sure that you are able to tackle any rehab or repairs that it brings you. If the home you buy has a kitchen that was gutted by the prior owners in a rehab attempt, consider how you will prepare meals in the home until the time comes where you can complete the kitchen installation. You may want to complete this work before you move in, or make plans to set up a temporary kitchen with a hot plate, microwave, mini-fridge, and water basin.

Look For the Right Amenities

You will also want to find a house that allows you the comforts, conveniences, and features that you will need for your specific lifestyle. Do you want a home that has smart systems for the lighting, heating, and cooling? Or will you want to have heated flooring or a master suite with a walk-in closet? 

Decide which features you definitely want or need and those that you are willing to compromise on so your realtor can arrange your search. For example, if you want a home that has an extra bedroom for a home office to work from home, you may be able to do this with a fourth bedroom or for an actual home office room that is just off the main living space. You may find some features that you can add in later on once you purchase the home. This allows you to customize the home to your liking and update it as you live in it.
